4 Signs It’s Time To Replace A Flat Roof

Daniel Bracewell • 6 May 2022

Maintaining a roof can be a chore that gets pushed to the bottom of the to-do list. Inspecting a roof is risky, time-consuming, and unless you are in the trade, you may not know what to look out for. However, ignoring early warning signs can lead to a potentially disruptive or even dangerous situation further down the line.

Here are four early signs it’s time to consider a flat roof replacement.

1. Interior water damage

If you notice watermarks or mildew on the interior walls or ceilings of the building, this should raise red flags immediately. While there may be other explanations, it could well mean the roof is leaking, and it needs to be repaired or replaced.

2. Sagging roofline

If the roof sags along the outer edge or towards the centre, this is an indication of structural damage and should be assessed straight away. It could simply be the result of age, or of weather damage. If the roof was made from poor quality materials, or installed badly, this may be an explanation for a sagging roof that is still within its expected lifespan.

3. Pooling water

If water is pooling on the roof, this is a sign that the pitch of the roof is misaligned, or that the guttering is blocked. It’s important not to let pools of water stand on a roof, as it can crack the surface, and eventually the water will penetrate right through the membrane of the roof.

If clearing any blockages doesn’t rectify the problem, then it is necessary to seek professional advice.

4. Blistered surfaces

If the surface of the roof is bubbled or blistered, then this is a sign that there are pockets of air or moisture trapped in the membrane. Cracks or tears in the surface may appear if the bubbles burst. This type of damage needs urgent attention, to avoid more serious problems building up.

If you’re exploring how to lower your energy bills and reduce your carbon footprint, you may be looking at the likes of solar panels for your home. But what if your property has a flat roof rather than a pitched roof? Can you still install solar panels on a flat roof? The short answer is yes, you can! In fact, it is often easier to install solar panels on a flat roof than it is to fit them to a sloped roof, which might make this an even more appealing avenue to explore when you’re looking at flat roof ideas . In many cases, you also don’t need planning permission to install solar panels on your flat roof. Of course, there are exceptions if you have a listed building or live in a conservation area, but if you own your house (different rules apply for flats too), you should be free to add solar panels to your home as you choose. There are different kinds of mounting systems for flat roof solar panels and which is most appropriate for your home will depend on the direction it faces. It is worth noting that the cost of installing solar panels is often higher on flat roofs because of the mounting system, but some of this can be offset by the lower labour costs because the installation process is usually more straightforward. One of the main reasons homeowners install solar panels is to reduce their energy bills. Many report savings of hundreds of pounds each year, which means these panels often pay for themselves relatively quickly. What’s more, under the Smart Export Guarantee , you can sell any energy you don’t use back to the National Grid, which can increase the rate at which your investment in solar panels pays for itself. So, if you are exploring ways to make the most of your flat roof, consider solar panels as an option to reduce your energy bills and do good for the environment.
